HMO refurbishment Liverpool
Handy Handy Builders carries out HMO refurbishment and upgrade works for landlords with existing shared houses across Liverpool and Merseyside.
From room refreshes and shared kitchens and bathrooms to fire door remedials and associated building works, we help landlords keep their HMOs in good condition and plan works around the property's use and applicable requirements.

Before we price, it helps to know the number of occupants, any licence conditions or council inspection notes, and your timescale (for student lets, usually the summer changeover). We'll set out the proposed works and sequence them around access and occupancy.
We carry out the building, joinery and finishing works, and coordinate qualified trades for electrical, fire alarm and gas work. Where the council or a fire risk assessment has set out specific requirements, we'll price against that schedule.

Costs vary widely with the size of the property, the number of rooms, and whether kitchens, bathrooms or fire safety works are included. Send us your schedule of works, licence conditions or a description, plus photos, and we'll give you a written quote.
Under national rules, an HMO occupied by five or more people forming two or more households needs a mandatory HMO licence. Councils can also run additional and selective licensing schemes that cover other rented homes. Requirements change, so check the current position for your property with Liverpool City Council.
No, they're separate. Licensing is about how the property is managed and its standards; planning is about the use of the building. A small HMO (generally 3 to 6 unrelated occupants, Use Class C4) can sometimes be created under permitted development, but Article 4 Directions in parts of Liverpool remove that right, and larger HMOs need planning permission. Confirm this with the council before buying or starting work.
It depends on the property's layout, size and number of storeys, and should be based on a fire risk assessment and the council's requirements. Typical works can include fire doors, fire detection and alarm systems, emergency lighting and protected escape routes. We carry out the building works; specialist installations are carried out by appropriately qualified trades.
Some works, such as individual room refreshes, can be phased around tenants. Larger works to kitchens, bathrooms or escape routes are usually best done while the property is empty or at the end of the academic year.
Our HMO work focuses on refurbishing and upgrading existing shared houses. If you're considering a new project, get in touch and we'll tell you honestly whether we're the right fit.
